The two families of investor visa

There are two distinct things people mean by “investor visa” in the UAE.

The first is the standard investor or partner visa, valid for two to three years and tied to owning or holding a share in a UAE company, or to property. This is the everyday residence visa most founders get when they set up a company.

The standard investor or partner visa

When you set up a company in the UAE, whether mainland or free zone, your licence comes with a visa quota. As the owner, you apply under that quota for an investor or partner visa.

This permit is usually valid for two to three years and renewable. It is tied to your continued ownership of the company. The exact validity depends on the emirate, the free zone, and your structure. Capital requirements vary by jurisdiction rather than following one national figure, which is why the free zone or mainland authority sets the terms.

For most founders, this is the practical residence route. You do not need a separate large investment beyond your company setup, and the visa flows from the licence itself. It also unlocks an Emirates ID, eligibility for personal and corporate bank accounts, and the right to sponsor family.

The property investor visa

You can also qualify for residence through property rather than a company.

The standard property investor visa gives two-year residence tied to UAE property ownership. Thresholds here have moved, so check the current rule before you rely on it. For the two-year property route, a sole owner often faces no minimum, while joint owners typically need a qualifying share each. This is separate from the Golden Visa property route, which sits at a much higher threshold.

Property visas are processed through the relevant land department and the residency authority, not the free zone.

What documents you need

The standard investor visa process is document-led. For a company-based investor or partner visa, you generally need:

  • A valid passport copy with sufficient validity remaining.
  • The company trade licence and your proof of ownership or shareholding, such as the Memorandum of Association.
  • The establishment card for the company.
  • Passport photographs to the required specification.
  • A completed medical fitness test at an approved UAE centre.
  • Emirates ID registration and biometrics.

For a property-based visa, you add proof of ownership from the land department confirming the property meets the qualifying conditions.

The application process, step by step

The route is consistent across most investor visas.

  1. Secure the entry permit that allows you to enter or remain in the UAE while the visa is processed.
  2. Complete the medical fitness test, which screens for general health and infectious diseases.
  3. Apply for the Emirates ID and complete biometric registration.
  4. Receive the visa stamp once these clear, and your residency is active.

If you enter on an entry permit, the medical test and Emirates ID application must be completed within its validity window. Missing that deadline can mean restarting the process, so treat the dates as firm.

Where it is administered

Residence visas are handled at federal level by the Federal Authority for Identity, Citizenship, Customs and Port Security (ICP), and in Dubai by the General Directorate of Residency and Foreigners Affairs (GDRFA). Family sponsorship

A residence visa obtained through your company lets you sponsor immediate family as dependants. Eligibility depends on your visa type, a minimum salary requirement that commonly sits in the AED 4,000 to AED 10,000 per month range depending on the dependant, and a tenancy contract in your name for spouse and child sponsorship. Sons are generally eligible up to age 18 and daughters until marriage in most cases.

How the standard visa compares to the Golden Visa

The practical difference is duration and threshold.

The standard investor or partner visa is shorter, two to three years, and flows naturally from owning a UAE company. The Golden Visa runs five or ten years and requires a larger qualifying investment. AED 2 million for the public investment route, or AED 500,000 for a qualifying innovative project under the entrepreneur category, among other paths.

For most founders starting out, the standard investor visa is the right and proportionate route. The Golden Visa becomes relevant once your investment or business reaches the higher thresholds and you want long-term residence without renewing every couple of years.

A note for UK founders

A UAE residence visa supports a UAE bank account, an Emirates ID, and potential tax residency benefits, but it does not change your UK tax residency on its own. HMRC applies the Statutory Residence Test. Taking a visa usually requires at least one short trip to the UAE for Emirates ID biometrics, typically one to three days. Beyond that, much of the process can be coordinated remotely.
