How the Golden Visa differs from a standard investor visa
A standard investor or partner visa lasts two to three years and flows from owning a UAE company, as covered in our guide to UAE investor visa requirements.
The Golden Visa is longer, five or ten years, and requires a larger qualifying investment or status. It also carries benefits a standard visa does not, including exemption from the usual rule that cancels residence after six months outside the country. A Golden Visa holder can stay outside the UAE for longer periods without losing residence, which suits owners with international business interests and UK founders who split time between markets.
The routes a business owner can use
Several Golden Visa categories fit business owners and investors. Each has its own evidence and threshold.
Public investment route
This is the main investor route, granting ten-year residence. You qualify through one of:
- A commercial or industrial licence with Articles of Association showing company capital of no less than AED 2 million.
- A letter from an approved investment fund confirming a deposit of no less than AED 2 million.
- A letter from the Federal Tax Authority confirming you pay annual tax of no less than AED 250,000.
The AED 2 million floor held through the 2026 reforms. Invested capital must be wholly owned by you, since loans are not accepted as proof of investment for this route.
Entrepreneur route
This route grants five-year residence and suits founders of newer or smaller ventures. You qualify through a letter from a certified auditor showing a project value of no less than AED 500,000, plus confirmation from a competent authority or an approved incubator that the project is innovative or technology-led. Some guidance also points to a route based on a UAE business with annual revenue above AED 1 million.
Real estate route
If you also invest in property, ownership of UAE property valued at AED 2 million or more qualifies for the investor Golden Visa.
A change took effect on 20 February 2026 that matters here. The UAE removed the previous requirement to have paid at least 50%, or a minimum of AED 1 million, of the property value upfront. Eligibility is now based solely on the total value reaching AED 2 million as certified by the relevant land department, regardless of financing. Mortgaged and off-plan properties now qualify, with a bank No Objection Certificate required where the property is mortgaged. You can combine multiple properties to reach the threshold.
Note that the “no minimum property value” headlines from early 2026 refer to the separate two-year property investor visa, not the Golden Visa. The AED 2 million Golden Visa floor remains.
Executive and talent routes
If you run a business as a senior executive rather than as a majority owner, the executive director route grants residence on the basis of an attested university degree, at least five years of experience, an employment contract, and a salary certificate of no less than AED 50,000 a month. Skilled professionals more broadly can qualify from a basic monthly salary of AED 30,000 with an attested degree and a valid contract, where housing and transport allowances no longer count toward that figure.
What you keep, and what you must maintain
The Golden Visa is renewable, but it is conditional. For investment-based routes, the qualifying investment generally must stay in place. If you dispose of the qualifying property or withdraw the qualifying deposit, or your business falls below the threshold, eligibility can lapse at renewal or earlier.
For property bought through the route, eligibility is assessed on the purchase price recorded at the time the qualifying certificate was issued, so a later drop in market value does not, by itself, invalidate a visa already granted. The authorities reserve the right to reassess at renewal.
How to apply
The process is largely digital and runs through the Federal Authority for Identity, Citizenship, Customs and Port Security (ICP) at federal level, or the GDRFA in Dubai.
The steps in outline:
- Confirm your category and gather the evidence it requires, such as the licence and Articles of Association, the fund or FTA letter, or the land department valuation.
- Attest documents early, since overseas paperwork often needs attestation and this is a common source of delay.
- Submit the application through the ICP Golden services dashboard or the GDRFA smart services, using UAE Pass.
- Complete the medical fitness test, Emirates ID, and biometrics.
- Receive the Golden residence card once approved.
Processing has shortened in recent years, commonly falling in the range of 14 to 21 days for a complete file, with express options quicker. The UK angle
A Golden Visa gives long-term UAE residence and potential tax residency benefits, but it does not change your UK tax residency by itself.
